What causes condensation on windows?

Condensation forms when warm, moist air comes into contact with a cold surface, causing the moisture in the air to cool and turn into water droplets. The same thing happens when a mirror fogs up after a hot shower.

On windows, there are three distinct types, each with a different cause:

Not all condensation is a problem. Outside condensation, for example, is actually a sign of good thermal performance. Inside condensation and misting between panes are the types that need addressing.

How to stop condensation inside windows

Inside condensation is the most common type and is almost always caused by excess moisture in the air from cooking, showering, drying clothes indoors, or simply too many people in a poorly ventilated space.

Here’s what helps:

  • Improve ventilation. Use extractor fans in kitchens and bathrooms, and keep them running for at least 15 minutes after cooking or showering. Opening a window slightly while cooking makes a significant difference.
  • Control indoor humidity. Aim to keep relative humidity between 30% and 50%. A dehumidifier can help, particularly in rooms prone to moisture like bathrooms, kitchens, and utility rooms.
  • Use trickle vents. Most modern windows have small trickle vents built into the frame that allow a controlled flow of fresh air without losing significant heat. Make sure these aren’t blocked or closed.
  • Heat your home consistently. Cold surfaces are where condensation forms. Maintaining a more stable indoor temperature, rather than letting rooms go cold overnight, reduces the temperature difference that causes moisture to settle on glass.
  • Avoid drying clothes indoors where possible. A single load of laundry drying indoors can add up to two litres of moisture to the air in your home. If you must dry clothes inside, do it in a well-ventilated room with the door closed.

What to do about condensation between panes

Misting or condensation trapped between the panes of double or triple glazing means the sealed unit has failed. The airtight seal that keeps moisture out has broken down, usually through age or physical damage, and damp air has got in.

This can’t be fixed without replacing the sealed unit. The glass and spacer bar assembly needs to be removed and replaced, though in most cases the window frame itself can be kept. A glazier or window company can replace the sealed unit without replacing the entire window, which keeps costs down.

According to Checkatrade, replacing a failed sealed unit typically costs between £70 and £200 per pane depending on size, far less than a full window replacement.

How to prevent condensation entirely

Dealing with condensation reactively is one thing, but a few preventative measures keep it from becoming a recurring issue:

  • Draught-proof windows and doors. Sealing gaps stops cold air getting in and warm air escaping, which helps maintain more consistent surface temperatures on glass.
  • Upgrade your glazing. Double or triple glazing with a low U-value keeps the inner surface of the glass warmer, reducing the temperature difference that causes condensation. If you have single glazing, this is one of the most effective upgrades you can make.
  • Consider secondary glazing. If full window replacement isn’t feasible, adding a secondary glazing layer to existing single-pane windows provides a significant improvement in insulation.
  • Use anti-condensation paint in problem areas. Bathrooms and kitchens with persistent surface moisture benefit from specialist paint that resists mould growth.
  • Keep vents and extractor fans clear. Blocked vents are one of the most common and easily fixed causes of poor ventilation. Check them regularly.

When to worry about condensation

A small amount of condensation on a cold morning isn’t a cause for concern. Persistent or worsening condensation is. Look out for these signs that the problem has moved beyond surface moisture:

  • Mould on window frames, walls, or ceilings is a clear sign that moisture levels have been high for long enough to cause fungal growth. Black mould in particular should be addressed promptly as it can affect air quality.
  • Rotting window frames, particularly timber frames, indicate that water has been sitting against the wood for an extended period.
  • Peeling wallpaper or bubbling paint near windows suggests moisture is spreading into the wall.
  • Damp patches on walls near windows can indicate thermal bridging, where heat is escaping through parts of the building structure, causing cold spots where condensation collects.

If you’re seeing any of these, it’s worth getting a professional assessment. What looks like a ventilation issue can sometimes point to underlying insulation or structural problems like damp and mould, that need more than a dehumidifier to fix.

Does home insurance cover condensation damage?

In most cases, no. Condensation is treated as a maintenance issue by insurers, not a sudden and unexpected event, so damage resulting from it is generally excluded from both buildings and contents insurance policies.

The exception is if condensation or damp has resulted directly from an insured event, such as a burst pipe or escape of water that wasn’t dealt with promptly. In that case, your buildings insurance may cover the resulting damage.

This is why addressing condensation early matters. Left untreated, it can lead to mould, structural damage, and rotting frames, none of which are straightforward or cheap to repair, and none of which are likely to be covered by insurance.
